The typical stage in the home buying process is as follows:

1. Pre-approval

It is highly recommended you be pre-approved to assure the broker and seller that you are serious about purchasing a home. It helps to streamline your negotiating position and identifies a given budget including how much house you can afford. To become pre-approved we will start by pulling your credit scores and requesting some of these basic documents from you (including but not limited to):

  • Previous two years’ complete tax returns
  • Previous two years’ W-2 forms
  • Two most recent pay stubs
  • Copy of purchase contract for new home
  • Previous two months’ bank statements
  • Most recent asset verification

2. Processing

In this stage of the mortgage process varying documents become involved. Although you have already submitted all the initially requested documents at this time you may also be asked to provide additional information any time during this stage.

3. Underwriting

At this phase the underwriter will review your application to ensure your property is in good condition and you will be able to repay your home loan.

4. Closing

The parties involved in the transaction are all notified and we coordinate with the escrow officer to schedule a closing. The appropriate loan documents will be sent to the title company for all parties of the transaction to sign. Upon completion, you will receive your new house keys!
